How long does a tile roof last?

As with many other things subjected to weather conditions and general wear and tear over time, the life of a tile roof is also dependent on many factors including how well it is maintained.


 

  • Concrete tiled roofs generally have a life span of 50-60 years.
  • Terracotta clay roofs tend to have a lifespan of 100 years.

 


When should a roof be restored?

A roof needs to be restored every 10-15 years to help maintain longevity and to ensure it is kept in a manageable condition.


Restoration work will definitely help extend the life of the tile roof. The original glaze applied to a roof tile wears down over the years when exposed to weather conditions and direct sunlight. Restorations involve an application of 2-3 coats of a roof membrane that provides protection to the aged roof tile.


What’s involved in a tile roof restoration?

Generally speaking, a tiled roof restoration is usually a straight forward process:


 

  • We will do some high pressure cleaning to remove any unwanted dirt and mould/lichen build up.
  • We’ll conduct minor repairs by replacing any broken, chipped or cracked tiles.
  • Ridgecapping is rebedded where required, followed by repointing.
  • Then we’ll repaint the roof with the necessary coatings and it’ll look as good as new!
