Is it Worth Restoring Your Roof Before Selling Your Home?
Is it worth resting your foo before selling your home?

If you’re getting your most prized possession ready for the market, you might be wondering is it worth restoring your roof before selling your home?

In our opinion it most definitely is.

First impressions always count – especially street appeal – and if your roof looks like it’s been maintained and cared for well, it will be more inviting to potential buyers.

We like thinking about it as if it were like making a cake and not putting icing on it. So, if you’re hoping to achieve the best offer and wow buyers, we think a restoration is a good idea.

What Is A Roof Restoration?

During a roof restoration of a tiled roof, we do carry out repairs to the roof surface. We also conduct a high-pressure cleaning process, to remove dirt and contaminants, before Rebedding of Ridgecapping, where needed, and Repointing of all Ridgecapping.

Following this we typically apply the following products from the Globalcote Range of Roofing Products.

1. Primecote – a sealer which ensures maximum adhesion of final coatings.

2. Elastacote or Infracote – Coloured roof membranes available in standard gloss or heat-reflective options.

3. Clearcote Top Coat – Is another option and acts as a protective coating to improve the gloss and colour retention of the Elastacote or Infracote membrane used during your roof restoration.

For metal surfaces, we prepare the surface and carry out high-pressure cleaning.

We then apply a rust/etch primer which treats screws and any rust affected areas.

Finally, we apply two (2) coats of Globalcote roof membrane in standard gloss or heat reflective range – or Colorbond equivalent.

How A Roof Restoration Boosts Property Value

It’s no secret that a clean and tidy home is more inviting to potential buyers, and as the home’s exterior is the first thing they see – a roof which isn’t in good condition would be a red flag.

Here are the three biggest ways a restoration may boost value:

  • It gives the property street appeal and presence.
  • Repairs any damage to the roof – so there’s no red flags to buyers during a building and pest inspection.
  • Protects your home and roof surface – offering peace of mind to the new owner that they’re making a good investment.

Should I Opt for A Full Restoration Prior To Selling Or Will Repairs Suffice?

This is really dependent on the state of your roof and how old it is.

If you opt for repairs only, the roof won’t be cleaned and may look patchy – which isn’t as appealing to a potential buyer.

Plus, if someone is looking to invest in your home, and they are put off by the unappealing or unfinished look of repairs, they may end up opting for property with a cleaner and better maintained roof.

Also, repairs don’t last as long if the roof isn’t restored. Globalcote membrane coatings applied during the restoration process add protection to the surface as well.

Choosing a roof colour isn’t just about what looks good. In Ipswich, it can also impact how hot your home gets, how long the coating lasts, and how well your roof handles storm season. So how do you pick the right colour — one that’s both beautiful and practical? Understanding Ipswich’s Climate and Its Impact on Colour Ipswich homes face a mix of harsh elements: Intense sunlight and UV radiation High summer heat - Seasonal storms and heavy rain Airborne dust and debris Dark roofs tend to absorb more heat, which can raise internal temperatures. They also fade faster under UV exposure. Lighter roofs reflect more sunlight, keeping your home cooler and helping the coating last longer.
